Stairways, walkways and other common areas of residential and commercial buildings including driveways and parking lots are often unsafe because of failures to properly manage, maintain, repair and clean. Frequently an otherwise safe area is rendered unsafe by poor lighting.

The fall may also be due to improper snow and ice removal or the negligent creation of a condition that allows water to accumulate and freeze over an entrance area, walkway, driveway or parking lot.
